Jacksons Hill Estate, Sunbury, is
a residential subdivision 25 minutes drive North-West
of the Melbourne CBD, or approximately 40 kms via
the Tullarmarine Freeway (Melways Reference 382 D7).
PGA are the Consulting Engineers
and Superintendents for Jacksons Hill Estate, which
the Victorian Urban Development Authority (VicUrban)
plan to ultimately develop into approximately 1100
residential lots, on an estate of 170 hectares.
Residential lots vary in size, with
conventional lots ranging in size from 450 –
1100m2 with a typical size of 650m2. Non-conventional
lots range in size from 1100-2500m2.
Townhouse developments also exist where numerous builders
develop multi-unit townhouses.
The future stages 50-55 of Jacksons
Hill Estate will command fantastic views of the Melbourne
City Skyline. At present, approximately eighteen Stages
have been constructed with two stages currently under
construction, and with 4 more stages in the detailed
Engineering Design phase. Approximately 400 residential
lots are still to be developed.
Jacksons Hill Estate has presented
numerous challenges, including:
- Four Drainage Catchments, incorporating one outfall
drain to the Sunbury Main Drain.
- Four Sewer Reticulation Catchments including
a pump station and upgraded rising main.
- Heritage issues including an archaeological rock
wall and Viaduct Bridge (proposed second railway
crossing for Sunbury-underpass).
- Rock present at the surface – rock crushing
with excavated rock reused in road pavements and
drainage/sewer bank fill.
- VicTrack outfall-drain crossings and sewer outfall
crossings.
- Existing Cemetery on boundary.
- Western Water Treatment Plant and Recycled Water
and Rising Main (Rising Main to be realigned to
allow southern catchment to be fully reticulated).
- Archaeological site with areas of sensitivity
being avoided.
- Implementation of Water Sensitive Urban Design
for Stages 14, 15, 16, 17 and 50’s.
