This project is another that proposes
to construct two championship golf courses together
with approximately 1850 residential dwelling sites.
It is also to comprise a golf club house precinct
and community facilities including a tennis club,
pre school and infant welfare and child minding
facilities.
PGA have been involved from the
outset of the project including the identification
and assistance with acquisition of the land suitable
for its intended use.
It is located immediately north of the existing
Carrum Downs residential area, within the Green
Wedge Land surrounded by Wedge Road, Taylors Road,
Thompsons Road and McCormicks Road. It comprises
approximately 305 hectares of land and is traversed
by a Melbourne Water Main Drain, the Eastern Contour
Drain.
The land in part is subject to inundation during
the wetter months of the year and has an upstream
catchment, including some urban environment, of
approximately 2000 hectares. The location of this
land was paramount to the successful rezoning since
it had to be adjacent to existing infrastructure
that could be extended or augmented with relative
ease and reasonable cost.
At the same time the land had to be affordable,
since approximately 50% of it is to be used for
golf course construction.
PGA worked very closely with Melbourne
Water and other Service Authorities prior to and
during the rezoning phase for this land and an excellent
outcome will prevail. Whilst the land is presently
subject to some relatively minor flooding during
the wetter months of the year, it also provides
an opportunity to use the water resource for irrigation
purposes and to contain it within the lakes system.
PGA Pty Ltd are part of a multi-disciplinary
project team on this project but have taken the
lead role as principal consultant and has been largely
responsible for the rezoning of this land. The golf
course architect on the project is Thomson Wolveridge
Perrett, a well known Melbourne Golf Course Architectural
practice.
Our commission for this project
includes all of the detailed engineering, design,
documentation, contract administration and the surveying.
We have also been responsible for the project management,
urban design, and obtaining the complex planning
permit.
Construction of this project has now commenced with
construction of the northern golf course, the first
stage of residential development and major external
road and sewer works already under way.
